How It Works, Our Strategy
We look over hundreds of apartment deals to find the opportunity we are looking for, we target c class buildings 50+ units that need some minor rehab and are well below the rents in the area. Our goal is to fix up the minor repairs, rehab some of the units and make the apartments a better place to stay, in turn raising the rents to make the building more valuable and creating more cash flow to our friends and family.
We also find ways to manage the building in a more efficient way with better service, maintenance saving on expenses.
We look for apartments that cash flow from day 1 so we enjoy mailbox money immediately with more upside to come in the future of the deal. By fixing the property, raising rents and saving on management. The main goal is to increase the revenue of the building within 12-24 months to make it worth a lot more.
